This Net-Zero Modern Farmhouse in New York’s Hudson Valley Can Be Yours for $9.8 Million


Along the southern ridge of Winchell Mountain in the uppermost reaches of the impossibly scenic and, because of it, famed Hudson Valley region in Upstate New York, High View Farm is a testament to how modern design and the latest in technology can harmoniously coexist with a rural lifestyle. This 29-acre property is located in Pine Plains, just outside of the picturesque Catskills region, and was completed in 2023 as a collaboration between the design firm Halliday Greer and architect Graydon Yearick, with the landscaping handled by the LaGuardia Design Group. 

Currently listed for $9.8 million by Gary DiMauro and Annabel Taylor of Four Seasons Sotheby’s International Realty, the Winchell Trail compound comprises a main residence, barn, a potting shed, and an open-air pool house. Taking on the familiar shape of agrarian structures with steep gabled rooflines, the home’s sleek, modern architecture is paired with high-quality natural and sustainable materials that connect it to its surroundings. The fieldstone-accented exterior is clad in vertical strips of Abodo wood pine siding, which is thermally modified, remarkably durable, and more environmentally friendly than traditional siding.

Among the net-zero abode’s energy-saving materials and systems are Tesla solar roof tiles that power the entire property, Marvin brand fixed-panel windows and Awake sliding glass doors that provide both light and energy efficiency, and geothermal loops for hydronic under-floor heating, along with forced air cooling. The house is also outfitted with a comprehensive Control 4 home system to control the lights, climate, shades, cameras, pool temperature, and more.

The main residence has five bedrooms, including three primary suites and five full bathrooms. Throughout the home are fumed white oak plank floors, stark-white walls, and high, vaulted ceilings accentuated by reclaimed wood beams. Soaring ceilings and massive windows and sliding glass doors flood the room with natural light and connect directly to the patio. One of the great room’s most striking features is the simple masonry fireplace and the comfy sofas that surround it. Much of the home’s bespoke furniture is from Halliday Greer’s workshops, while other pieces were sourced from local antique dealers and artisanal craftsmen across the Hudson Valley. 

The great room also houses a dining table for up to 14, as well as the chic, battleship-grey kitchen that’s configured around a long eat-in kitchen island. Both the kitchen and the butler’s pantry feature countertops and backsplashes crafted from honed Brazilian Cielo natural quartzite. State-of-the-art appliances include an AGA Mercury induction stove, a Thermador fridge, and an Asko dishwasher, and there’s a wine fridge, second dishwasher, and integrated Miele coffee system in the pantry.

The three primary suites have different finishes and design schemes. However, each spacious room has lighted closets lined with custom fittings and access to private patios. One of the primary bathrooms is slathered in Italian Fior Di Pesco Carnico slabs on the shower walls and vanities, while the freestanding Penhaligon bathtub sits on silver moon limestone sourced from India. The other primary bathroom features Turkish Hermes grey marble, and the third has Italian Calacatta Viola slab marble accents. Elsewhere in the house is a movie theater and a gym with a Tonal Smart personal training machine, a yoga area, and a cedar sauna.

Outside, a 50-foot by 11-foot saltwater gunite pool with a sun shelf and hot tub is complemented by a pool house that’s topped by a live green roof. Inside are a lounge/sleeping area, a full kitchen, and a bathroom. The potting shed, whose design is inspired by an outbuilding seen at Parrish Art Museum in Southampton, New York, is used for storage, while the 30-foot by 40-foot barn showcases wood beams hewn by local Connecticut barn builders. There’s room for two cars, and the hayloft has the potential to be converted into additional living space. Finally, in addition to an outdoor fire pit, there’s a charming outdoor venue called Maple Grove, perfect for hosting parties.

The scenic, aptly named High View Farm, about 100 miles north of Midtown Manhattan, spans rolling hills covered in wildflowers and native forest with spellbinding views of Stissing Mountain, Winchell Mountain, and the Catskills beyond.
